Routine make-ready maintenance
Handle the small fixes. Identify the follow-up.
Apartment turnover includes the details your property team needs to address before the next resident arrives. We complete routine corrections within the approved scope, check the listed functional items and document any problems we find.
Filters and bulbs
Routine HVAC filter and bulb replacements are included. Basic thermostat response, heating, cooling and airflow are observed as part of the functional review.
Hardware and caulk
Routine hardware tightening and caulk corrections are included within the approved scope.
Drain clearing
Routine drain clearing is included. Kitchen, bathroom sink and tub drain flow is checked, with unresolved issues documented for follow-up.
Materials are paid separately by the client. Other repairs need approval before work begins. HVAC installation, diagnosis and repairs are outside this service.

Document the condition and the correction
A repair your team can verify.
These photos show the same under-sink cabinet before and after a cabinet-base repair. We document the condition, obtain approval for work outside the package and include the result in the completion record.
Cabinet-base replacement is separately scoped. A functional review identifies follow-up needs; it does not authorize additional repairs.

Keep your team informed
Issues reported as they arise.
We notify your property contact as issues arise, prioritizing urgent concerns. Every issue we find is documented, including items outside our scope, so your team can arrange the appropriate follow-up.
When additional work is needed, we explain the labor price and schedule impact and obtain written approval before proceeding.
Corrections and open issues
The report identifies corrected items and issues needing follow-up, including who was notified.
Outside-scope findings
Items noticed outside the approved work are recorded separately with recommendations. Flooring replacement, structural repair, active water damage, behind-wall work and licensed trade needs are referred out.
One completion record
Package work, functional results, approved changes, unit-specific before-and-after photos and supplier receipt copies are kept together in the Unit Completion Report.
