What does “starting labor price” mean?

It’s our labor price for a standard-condition vacant unit of that size. We review the unit’s condition from photos, a punch list or a walkthrough, and the written scope shows the final labor price before you approve. Materials are separate.

Who pays for materials?

Materials are paid for by the customer, separately from labor. Unit Revival sources them from Home Depot or your preferred supply store and coordinates payment through a phone sale or text when available. We provide a photo of the supplier receipt. Any added cost requires approval before proceeding.

How long does a turn take?

Refresh and Revival typically take 3–5 working days. Revival Plus typically takes 5–7 working days. Day 1 is the first working day with materials in hand and work underway. We coordinate the start date once the scope is approved and access is set. Unit condition, approved changes and material availability can affect completion. 4+ bedroom and single-family timelines are quoted with the scope.

What does the 25-point functional check cover?

We check each of the 25 listed items where installed. Urgent concerns are reported as they arise, and every issue identified is documented, including items outside the approved scope. Report statuses are: ✓ = works as is; Corrected = fixed during the turn; Issue = needs follow-up, with who it was reported to noted; N/A = item not installed.

  • Comfort and access

HVAC filter; basic observations of thermostat response, heating, cooling and airflow; entry door; exit or patio door; interior and closet door hardware; windows and screens; blinds and shades.

  • Lighting, outlets and alarms

Room bulbs and light fixtures; undercabinet lights; oven and microwave lights; switches and dimmers; outlets checked with a plug-in GFCI tester; GFCI outlets checked using TEST/RESET; smoke alarms; CO alarms.

  • Kitchen, bath and drain function

Kitchen and bathroom sinks and faucets; under-sink cabinet base or plywood condition; garbage disposal; refrigerator and freezer; dishwasher; cooktop and oven; microwave heating; toilet function and caulking; tub and shower function and caulking; kitchen, bathroom sink and tub drain flow.

Standard turn corrections include routine HVAC filter and bulb replacements, hardware tightening, caulk and drain clearing within the approved scope. Materials are separate. Other repairs require approval before work begins.

This is a functional check, not a code or licensed trade inspection. HVAC installation, diagnosis and repairs are not offered; specialized repair needs are documented for follow-up. View all 25 checks and the maintenance scope.

What documentation is provided at closeout?

Your Unit Completion Report records work completed by package and approved add-ons, 25-point functional check results, approved changes with their labor price and written approval, and items found outside the scope with recommendations. It also includes before-and-after photos from that unit and material receipt copies. The final walkthrough, punch list and completion notes give your team a clear record of the work and any follow-up items.

What if something isn’t right after the turn?

15-day workmanship follow-up. After the work is completed, please contact Unit Revival LLC within 15 calendar days if anything in the approved scope was missed or left unfinished, or if you notice a visible issue with our workmanship. We’ll return to complete the missed work or correct issues caused by our workmanship at no added labor charge.

Issues reported within that period remain eligible for correction even if the return visit takes place later. This policy does not limit rights provided by law.

To arrange a follow-up, call (303) 906-4714 or email kenny@unit-revival.com.

What happens if additional work is needed?

We document the issue, explain the cost and schedule impact, and request written approval before added work begins. Larger repairs, heavy trash-outs and specialty conditions are quoted separately.

What information is needed for a quote?

Provide the property location, unit size, requested work and target ready date. Photos, a punch list or a work order help us assess the condition. We confirm the written scope and labor price before work is approved. We coordinate the start date once access and materials are ready.

What work is outside the package scope?

Flooring, structural repair, active water damage, behind-wall work, permitted work, licensed specialty trades, hazardous-material or mold remediation and restoration cleaning are outside our scope. We document issues found outside the approved scope and report urgent concerns as they arise. Routine corrections are included; other repairs need a separate approved scope. How do you handle unit access?

We coordinate with your property’s access process: a lockbox, key pickup, entry code or on-site contact. We confirm the details when we schedule your approved turn.
